Your commercial mortgage broker
We don't lend our own money. We compare lending partners for your commercial real estate deal and place the loan with the one that fits, from one application.
The pre-qualification form takes about a minute.
What a commercial mortgage broker does
A commercial mortgage broker sits between you and the lenders. You explain the property and what you want the loan to do. The broker figures out which lenders’ programs fit, presents the options and helps carry the file through underwriting and closing.
The broker doesn’t fund the loan. The lending partner does. That’s the difference between Standout and a bank: a bank can only offer its own products, while a broker can compare many.
Standout is a commercial mortgage broker based in Atlanta. Business owners, investors and builders come to us when they want one place to start instead of applying to lenders one by one.
Broker or bank?
Both can be the right call. It depends on your deal.
Going straight to a bank can make sense when you have a strong relationship there, your financials are clean and the property is a type the bank likes to lend on.
Working with a commercial loan broker tends to help when:
- Your deal doesn’t fit a bank’s standard box, such as unusual income, a property that needs work or a tight closing date
- You want to compare more than one lender without filling out several applications
- You’re not sure which kind of loan fits, such as SBA, conventional, DSCR or no doc
- You’d rather spend your time on the business than on shopping the loan
Either way, compare the full terms: rate, fees, prepayment penalties, term and how fast the lender can realistically close.
What we place

What to ask any commercial mortgage broker
How many lenders do you work with?
A broker with only one or two lending partners can’t compare much. Ask which kinds of lenders they place with: banks, SBA lenders, private lenders or capital markets.
How are you paid?
Brokers are paid in different ways. Ask upfront, ask what fees you’ll owe and when, and compare the total cost of each offer you receive.
Who will I work with?
Find out whether one person stays with your file through closing or whether it gets handed around. At Standout, one loan expert stays with you start to finish.
What happens if the first lender says no?
A good broker has a backup plan. Ask how they handle a decline and whether another program could still work for your deal.
What do you need from me?
A clear document list up front saves weeks. Ask for it at the start, and send everything together.
How it works
- Apply online. A short, one-minute form tells us about your property, your business and what you need the loan to do.
- Talk with your loan expert. One Standout loan expert reviews the deal and identifies the programs that fit.
- Compare your options. Your loan expert brings you the best available options from our lending partners.
- Close. We package the file for the lending partner you choose and guide you through to closing.
All loans are subject to each lending partner’s review and approval. Terms vary by program, property and borrower.
Common questions
What does a commercial mortgage broker do?
A commercial mortgage broker matches your property and your goals with a lender whose program fits, then helps you through the application and closing. The broker doesn't fund the loan; the lending partner does.
Is a commercial loan broker the same as a commercial mortgage broker?
In practice, yes. Both terms describe someone who places commercial real estate financing with lenders on a borrower's behalf. Some brokers also place business loans that aren't tied to property, as we do.
Should I use a broker or go straight to my bank?
If your bank already offers terms you like, going direct can make sense. A broker helps most when your deal doesn't fit a bank's box, when you want to compare several lenders, or when you don't have time to shop the loan yourself.
How are commercial mortgage brokers paid?
It varies by broker and by deal. Ask any broker, including us, how they are paid and what fees apply before you commit, and compare the total cost of each offer.
Do you only work with Atlanta borrowers?
No. We're based in Atlanta, and many of our programs are available well beyond Georgia. Our hard money program is the exception: it is offered in Georgia only.
